Census survey figures put roughly 42 percent of Brandon homes in the 1980 to 1999 build years. That is when heaters are on a second tank and shutoff valves stop shutting.
Tim leads the crew at H.I.P. Home Service & Drain, and the job list is plumbing only: emergency repairs, everyday repairs, installs, leak detection, water heaters, PEX repiping and drain cleaning. Gas lines, septic tanks and irrigation are not on it, and you hear that on the first call. If two of the seven sound like your problem, the services overview sorts them by symptom.

How We Work
Plenty of trucks can reach a Brandon driveway. This is what happens once ours does.
Open seven days a week, with a live answer after hours.
Ask for the license number and look it up on MyFloridaLicense.com, as you should with any plumber.
Florida code caps static pressure at 80 psi. A gauge reading comes before any repipe quote.
Over about $1,500, get another quote. Bring a licensed competitor’s written one and we beat it.
A failed thermostat does not need a new tank.
If something is not right after we leave, we come back and make it right.
Older Brandon Homes
About one Brandon home in five went up in the 1980s. Those years overlap polybutylene, a plastic supply pipe widely installed from the late 1970s into the mid-1990s. The class settlement covered January 1978 through July 1995, and its claims period has closed. A house from that window may have it. Plenty do not, and some insurers are reported to surcharge it, so ask yours.
Homes from the 2000s lean toward CPVC and recent ones toward PEX. Only 2.3 percent of Brandon homes predate 1960, so old galvanized pipe is a small slice here. A repipe quote makes sense only after someone checks the pipe and the pressure. Prices are on the repiping page.
A closed system ahead of a tank heater also needs thermal-expansion control, which is why an expansion tank ($250–$450) shows up on so many quotes.

Useful to send: a photo of the leak, the heater’s data label or the ceiling stain.
Where We Work
The route follows I-75, SR 60 and the Selmon Expressway, out to Plant City, Temple Terrace and east Tampa.
Housing changes fast across that map. Brandon Hills has original homes from 1958 to 1974, and Seminole Heights bungalows in East Tampa date to 1912 through 1939. Riverview is mostly 2000s and newer. Many Dover and Thonotosassa homes run on private wells, so we work inside the house and leave the septic tank to a septic contractor.

Standard repairs (faucet cartridge, toilet rebuild, disposal swap, angle stop, supply line) run $125–$350, and bigger ones such as a pressure regulator run $350–$900. Fixture installs are $200–$450. The price comes in writing first. See the Brandon plumber cost guide.
Yes, 24/7. After-hours, weekend and holiday dispatch is $150–$250, stated on the phone before a truck leaves. Most emergency repairs land between $250 and $900. Shut the main valve and use the emergency checklist while you wait.
Yes. Search the name or license number on MyFloridaLicense.com, the state’s DBPR lookup, and confirm the status is active. Ask every plumber for the number, us included. The steps are in how to verify a plumber’s license.
A bad thermostat, element or anode rod is a repair, usually $150–$450. A tank leaking from the shell is a replacement: $1,200–$2,500 installed, or $2,200–$3,500 for tankless. The repair or replace guide walks through the call.
The county lists a plumbing final inspection for water heater replacements and repipes, while leak repairs and clearing stoppages are on its exempt list. We tell you in the quote whether a job needs one, and we do not guess at fees or timelines here.
We listen and pressure-test to locate it before anyone cuts. Leak detection is $200–$450, credited toward the repair. A slab-leak spot repair is $900–$2,200 including concrete, and rerouting a line is $1,200–$2,800.
Maybe. Polybutylene was widely installed from the late 1970s into the mid-1990s, but only some houses got it. We identify the pipe, test the pressure and say whether a repair or a $4,500–$12,000 PEX repipe makes sense. Over about $1,500, get a second quote.
Single-fixture clogs run $125–$250, a main line through an accessible cleanout $250–$450, and hydro jetting $400–$700 with a camera. See drain cleaning. Gas lines, septic tanks, sewer excavation and irrigation go to the right licensed specialist.
